Reappraisal Sticker Shock?

Maybe you, like we, were unpleasantly surprised when you got your 2023 property
valuation—ours went up 50.84 percent. Considering the recent hot housing market, we
expected an increase. We also assumed that valuations all over the neighborhood were up
quite a bit.

Instead, what we found was that increases in Woodsshire ranged from an
insignificant 1.1 percent to a whopping 68.5 percent.

That fact was the result of research done for our appeal. Looking at public records on the Lancaster County Assessor’s website, I found inconsistencies in valuations between our house and others like it in Woodsshire. Thinking these might be aberrations, I looked at other houses that seemed similar and found more inconsistencies. Eventually, I reviewed the entire neighborhood within the formal entrances. (One house was omitted as an outlier; major structural damage resulted in a considerable drop in value.)

To keep my research as impersonal as possible, only addresses—not owner names—
and percentage increases—rather than dollar amounts—were compiled. I think the math is
correct but there could be errors.

According to the assessor’s website, final valuations were posted online at the end of
March. Formal Notice of Valuation Changes will be mailed by June 1. Formal appeals to the
Board of Equalization can be filed from June 1 to June 30. For more information, go to
